We were commissioned to design a multi-dwelling development in the Pašman Island, a rural area just opposite Zadar.
The 5,000 m² site, on first row to the sea, is to hold 14 family homes of 400 m² each plus swimming pool and garden. The homes were arranged based on the topography of the land, creating two different built areas, rather than a monotonous even distribution. Thus, three were placed in a promontory at the back the plot, with the rest located near the sea front.
All are arranged with a lower ground level for garage and utilities, a ground level as the main living space, and the upper floor hosting the sleeping quarters. The imagined lifestyle is one in which the ground floor and adjacent swimming pool area constitute the centre of activity, with sliding glass doors all around that blend this level with the outside.
Although the corresponding land for each property is not extensive, we managed to give all homes privacy and sea views regardless of their position on the plot. This was achieved through a careful orientation of all properties towards the sea, a studied “misalignment” of positions, and by having blind walls towards the adjacent houses.
