We have been appointed to propose a scheme for a residential complex in a small cape, first row to the sea in the village of Privlaka, north of Zadar.
The client’s concept was to build five houses with three dwellings in each. However, we thought that given the ordinariness of the properties surrounding the site, this was an opportunity to make an architectural statement for good quality urban living that integrates well with its surroundings. Therefore, we proposed to consolidate the scheme into two buildings of ten apartments each and thus making for a more agreeable fitting of the scheme into its surrounds.
Given the square shape of the buildings, we devised a central atrium that brings natural light and fresh air to the rooms on the inside on all four levels. In addition, all landings of the atrium provide direct views of the sea, furthering the connection with the surroundings. This space also provides the access to all flats through a central helicoidal staircase, which works as a palatial reference to the high-end quality of the development.
As a way of giving all the flats a comparable appeal, we provided all of them with a logia, ensuring sea views from all dwellings – including those at the rear of the buildings.
It is to note that the upper flats have a private roof terrace and swimming pool, with a discreet private access.
As in many of our projects, we have looked to connect our designs with other artistic disciplines. In this case, in addition to a sculpture placed on the ground floor of the atria, we have chosen a pink hue for the external concrete façades as a hint to the work of Christo in several of their sea/land projects.
In keeping with our deep-seated motivation to integrate our projects with the communities that host them, we have retained a public path within the gardens that will provide public access to the adjacent beach and coast.
